2 weeks and counting

This past Saturday was our 2 week anniversary. We celebrated by putting in an offer on a cute little townhouse at the north end of Mississauga.



Our agent made the offer at 8:30 on Saturday night and we stood outside in the chilly air waiting for an answer. We had stumbled on this place totally by accident while were were on the same street attempting to look at another place. The first place had a conditional offer on it, but just in the next block of townhouses, there was a for sale sign. Our agent called them up and managed to get us in to look at it right then and there. It had only been on the market for a day and the asking price was a steal! We put in an offer the very next day, but just our luck, that wasn't soon enough and another offer was put in at the same time.

The way a "multiple offer" situation works is that the first buying agent to contact the selling agent about putting in an offer gets to present their offer first, followed by the next buying agent. The only problem is that you have no idea what the other people will offer. This also gives the seller the upper hand because now they have more than one offer to choose from and can send both back to revise their offers (and risk one or both offers walking away).

Our offer ended up being very close to the other offer. Close but not close enough. I think they offered just a bit more and were totally ok with a mid-January closing date, which we were not.

Oh well. Easy come, easy go. It was just not meant to be. We will keep looking and hopefully the third time is the charm for us.
